What is DSCR?
DSCR (Debt Service Coverage Ratio) measures a property's ability to cover its mortgage payment with rental income. A DSCR of 1.0 means the rent exactly covers the payment. Higher is better.
Formula: Monthly Rental Income ÷ Monthly Mortgage Payment = DSCR
Example: $3,000 rent ÷ $2,500 payment = 1.20 DSCR ✓
